SERVICES
D&B Consulting leverages our over 60+ years of construction and construction management to insure your project will start of right. We have the insight and expertise to guide you through the very complex and highly regulated pre-construction process.

Site Review
Prior to Lease Execution: Coordination with Client, leasing agent, landlord’s representative, to provide the best solutions and landlord contributions for the Client. Determine any site conditions that may alter the design, budget, and schedule.

Design Coordination
Liaison between Architect, Mechanical, Electrical, Plumbing, HVAC, Equipment, Furniture, and other consultants. Review details on the plans for constructability, completeness, and coordination.

Public Agency Coordination
Gas, Power, Telephone, Internet, Sanitation, Water, Sewer, Public Works, City Engineering Department, Building Department, Planning Department Review City Requirement: CUP and/or other city planning department processing and coordination.

Preliminary Project Schedule
Develop a schedule encompassing all phases from Design, Permitting, Construction and Client occupancy.

Preliminary Construction Budget
Establish a budget with client and consultants which encompasses all phases of design and construction. Provide value engineering, alternate materials and systems throughout the design phases while maintaining design vision with effective cost savings and functional alternatives to create a design that meets budget requirements.
Develop Contractor and Vendors Scope of Work
Develop a detailed scope of work or responsibility matrix for each group involved in the project, which will avoid additional unexpected costs due to contractor duplication of work or omission of work.

Permits
Oversee permitting process to ensure it is expedited.
Bidding / Award Process
Prepare bid package and solicit bids. Schedule site review with contractor and Vendors. Provide project information that clearly explains conditions and requirements. Review bids and assist client with selecting contractor and vendors.
Contract Review
Review final contracts for clients approval.

Finalize selection of remaining contractors and vendors.
Budget Reviews
Keep budget updated and provide cash flow projections Submittal Review: Review and process submittals with the architect. Create and update a submittal log.
RFI Review and process
RFIs with architect ensuring contractor issues are addressed, and create a detailed RFI log.
Product Data Review
Review and process all product data with architect ensuring conditions are understood and products work as intended.
Contractor Billings
Review and approve contractor progress billings and change orders.
Releases
Verify all releases are collected as required.
Construction Progress Schedules
Coordinate with the contractor to ensure an accurate construction schedule is available.
Coordination with Public Service
Agencies Obtain applications and process for electrical, gas and water.
Project Meeting Schedule
Project meetings, prepare agendas, evaluate progress, resolve coordination and construction problems, and distribute meeting minutes.
FFE Coordination
Coordinate installation of Client provided equipment.
Project Completion
Issue Contractor punch list and completion lists.
Training
Coordinate and oversee operational training.
Contact Lists
Provide project contact lists.
